Smaller Manhattan Block As Urban Densifier

With a subdivision of the traditional Manhattan blocks (800ft x 200ft) into square blocks (200ft x 200ft), the urban frontage at ground level has been maximized. The typical Manhattan blocks are about 800ft by 200ft which have so many linear feet of commercial space along the surface. By subdividing the typical Manhattan block into three square blocks, the length of the commercial surface is increased by 40%.

 

The shifting of the Southbound on-ramp to FDR from 14th street to 13th street allows the extension of 14th street as a street within a major commercial component and as an expanded pedestrian promenade that leads to a cruise terminal and a waterfront creational park along the East River. The Waterfront park itself accompanied by the pedestrian boulevard on 14th street collectively serves as a U-shaped open space that connects two neighboring parks. As a radiation of commercial component from 14th street, four pedestrian streets created by the subdivision of typical Manhattan blocks serve as secondary commercial components which are more suitable for residential communities.
